Commercial Tenant Consultation

Commercal Lease Review For Tenants

Know What You’re Signing Before You Sign It

Starting a business is a major commitment—and so is signing a commercial lease. Many first-time tenants come to us with a lease in hand, often 30+ pages long, filled with dense legal language. They know the space is right for their business, but they want to make sure the lease doesn’t hide anything that could create problems down the road.

That’s where we come in.

More About Commercial Tenant Consults

Who We Help

Most of our clients are small business owners signing a lease for the first time. They’re renting storefronts in shopping plazas, office buildings, or warehouse spaces in Brevard County. They usually aren’t represented by a realtor and may not have a large legal budget. What they do have is the good sense to ask an attorney: “Can you just take a look and tell me what I’m getting into?”

What We Offer

Our Commercial Tenant Consultation is a flat-fee service designed for business owners who want clarity—not conflict.

We:

  • Review your commercial lease before you sign

  • Identify and flag key terms that could impact your business

  • Explain rent increases, renewal terms, and personal guarantees

  • Answer your questions in plain language

  • Provide in person or consultation over Zoom

We help you go into your lease eyes wide open—even if you don’t plan to negotiate changes.

What We Don’t Do (and Why It Matters)

This service is not full legal representation in negotiating the lease. Many of our clients don’t have the leverage—or the legal budget—to enter a full back-and-forth negotiation with a large commercial landlord. We do provide points that we think could be open for negotiation and give you our honest assessment of what could be non-starters.

Our role is to give you knowledge and awareness, so you can move forward with confidence or hit pause if something doesn’t feel right.
